# Mandarin

The home lane, and the shortest drive we make.

Mandarin is a 32223 problem in two parts: the room the appliance went into, and
the weather outside it.

## The structure

Most of Mandarin went up between the 1970s and the 1990s on generous lots, and
the riverfront estates along Mandarin Road are older again. Kitchens from that
period were not designed around a professional range, because that was not yet a
residential category.

Three things follow from that, and they decide more service calls in this lane
than any component does.

Floor structure. A professional range is heavy, and it concentrates that
weight on four points. A floor that flexes when the range is rolled out will let
the appliance sit out of level, and an oven that is out of level will not seal
its door squarely.

Cabinet width. Openings here were commonly cut for a 30-inch slide-in. When
a 36-inch or 48-inch appliance goes into a house like that, someone has widened
the opening, and the quality of that work varies enormously. We measure the
opening at its narrowest point, not at the face.

A circuit of its own. Even a gas range needs 120 volts for its spark module,
controls and convection fan. Kitchens of this era often have one or two
general-purpose circuits doing everything, and an appliance sharing one will
misbehave in ways that look like component failure.

## The weather

Jacksonville averages roughly sixty-eight thunderstorm days a year, and the
summer pattern is regular enough that most of this ZIP code loses power briefly
several times a season. The longer outages arrive with the named storms:
Matthew in 2016, Irma in 2017 and Helene in 2024 each left parts of Duval County
without power for more than a day.

Appliances rarely fail during the event. They fail afterwards, sometimes weeks
afterwards. A nearby strike or a utility switching transient does not usually
kill a control board outright — it damages part of it, and what you are left
with is an appliance that still powers up but has lost exactly one function. A
relay for the broil element that no longer closes. A display segment gone dark.
A keypad that takes some presses and ignores others. An ice maker that fills but
never harvests.

That single-function loss is the signature of transient damage, and it is
distinguishable from a supply fault, which produces symptoms that move around
instead of repeating. So before we condemn a board we measure the voltage at the
appliance under load rather than at rest, check the neutral and ground
connections, and establish what else is sharing the circuit. The board is the
last item on that list because it is the most expensive item on it and the most
frequently replaced without cause.

## Built in means built around

A freestanding appliance is a swap. A built-in is not. A 48-inch range sits in
an opening that was cut to it, a built-in refrigerator carries cabinet panels
made for that cabinetry, and a hood was ducted to the outlet it happens to have.
Replacing one of those is rarely just the appliance — it is the opening, the
panels, the duct and frequently the countertop edge as well.

That is why the repair-versus-replace arithmetic on this equipment is different
from the arithmetic on a freestanding machine, and it is why the finding goes to
you in writing rather than over the phone. When a repair genuinely is not worth
what the appliance is worth, you will get that answer with the numbers beside
it, before parts are ordered rather than after.

## How the lane runs

Mandarin is long and narrow, following San Jose Boulevard south from the
Beauclerc end to Julington Creek, with Mandarin Road tracking the river to the
