# Old Mandarin

Older houses under the oaks, and kitchens rebuilt around them.

Old Mandarin is the stretch that follows Mandarin Road along the St. Johns River,
west of San Jose Boulevard. It has the oldest structures in the lane and the
heaviest tree canopy, and both of those change what fails.

## Kitchens that have been rebuilt more than once

A riverfront house here may have had three kitchens in its life. The current
appliances sit in an opening created during one renovation, on a floor built for
something else entirely, fed by a circuit added at some point in between.

That is not a criticism of the work — it is simply the condition, and it means
we do not assume anything from the age of the appliance. On a first visit we
check the level of the range across both axes, whether the floor moves when the
appliance is rolled out, and where the circuit for the appliance originates.

Floor structure is a real issue in the older houses along this road in a way it
is not in the slab-built subdivisions to the east. A professional range
concentrates a lot of weight on four points. On a framed floor with a span that
was never intended for it, the range will settle out of level over time, the
oven door will stop sealing at the top corners, and every temperature test after
that will read low. Fitting a sensor into that problem does nothing.

## Canopy, storms and control boards

Jacksonville averages roughly sixty-eight thunderstorm days a year. Under the
oak canopy along Mandarin Road that translates into limbs on lines, brief
outages, and utility switching events several times each summer.

Control boards notice. A nearby strike does not have to hit the house to leave a
board partially damaged, and the characteristic result is not a dead appliance —
it is one that still powers up but has lost a single function. A relay that no
longer closes for the broil element. A display segment gone dark. A keypad that
takes some presses and ignores others. An ice maker that fills but never
harvests.

Before we condemn a board we check the incoming supply and the neutral
connection at the appliance, because a loose neutral produces very similar
symptoms and will take the replacement board with it. In this part of Mandarin
that check has earned its place.

If storms are a recurring problem at your address, whole-house surge protection
at the panel is a conversation worth having with an electrician. We do not sell
it and we do not do that work; we just see the pattern often enough here to
mention it.

## What the canopy does besides drop limbs

Heavy live oak cover keeps these houses shaded, and it also keeps them covered.
Oak pollen in spring, leaf litter through the rest of the year and the general
debris of a mature canopy all end up drawn into whatever grille is pulling air.

A built-in refrigerator rejects its heat through a condenser behind a grille at
the top or the bottom of the cabinet. Under this canopy that grille loads up
faster than it does out in the open subdivisions, and the fault it produces is
undramatic: the compressor simply runs longer for the same result, so the unit
runs nearly continuously, the kitchen feels warm beside it, and the fresh food
compartment drifts up through a hot afternoon. Cleaning the condenser and
confirming that the condenser fan is actually turning is the first thing we do
on any warm-cabinet call here, before a gauge goes near the sealed system.

The same debris reaches a hood’s wall cap or the screen on a roof termination. A
cap packed with grease and leaf litter can halve the airflow a hood delivers,
which is worth knowing before anyone buys a blower motor for it, and it is
usually the cheapest item on an estimate to put right.

## Getting there and getting in

Mandarin Road is narrow with low limbs in places, and the properties often have
long private drives. A full-size van with an appliance on a dolly needs a plan
for that, and so does any delivery of a replacement unit.

Kitchens in the older riverfront houses are frequently at the back, and the
practical route in is not always the front door. Tell us what the access looks
like when you call and we will bring the right equipment the first time.

Every electrode on the cooktop sparked whenever one knob was turned. He found a switch letting current across and swapped it, so only the burner you ask for lights. Getting a slot booked took two calls though.

Two of the six burners lit slowly with a lazy yellow flame. He cleaned the ports, checked regulator pressure and reset the air shutters. All six are blue and even, and they light without that pause.

The ice maker filled but never dumped. He worked through the mould heater and the harvest motor and found the fill tube part frozen. Cleared it, adjusted the water fill, and it has produced steadily since.
