Old Mandarin is the stretch that follows Mandarin Road along the St. Johns River, west of San Jose Boulevard. It has the oldest structures in the lane and the heaviest tree canopy, and both of those change what fails.
A riverfront house here may have had three kitchens in its life. The current appliances sit in an opening created during one renovation, on a floor built for something else entirely, fed by a circuit added at some point in between.
That is not a criticism of the work — it is simply the condition, and it means we do not assume anything from the age of the appliance. On a first visit we check the level of the range across both axes, whether the floor moves when the appliance is rolled out, and where the circuit for the appliance originates.
Floor structure is a real issue in the older houses along this road in a way it is not in the slab-built subdivisions to the east. A professional range concentrates a lot of weight on four points. On a framed floor with a span that was never intended for it, the range will settle out of level over time, the oven door will stop sealing at the top corners, and every temperature test after that will read low. Fitting a sensor into that problem does nothing.

Control boards notice. The same debris reaches a hood’s wall cap or the screen on a roof termination. A cap packed with grease and leaf litter can halve the airflow a hood delivers, which is worth knowing before anyone buys a blower motor for it, and it is usually the cheapest item on an estimate to put right.
Mandarin Road is narrow with low limbs in places, and the properties often have long private drives. A full-size van with an appliance on a dolly needs a plan for that, and so does any delivery of a replacement unit.

Two of the six burners lit slowly with a lazy yellow flame. He cleaned the ports, checked regulator pressure and reset the air shutters. All six are blue and even, and they light without that pause.

The ice maker filled but never dumped. He worked through the mould heater and the harvest motor and found the fill tube part frozen. Cleared it, adjusted the water fill, and it has produced steadily since.
